We can tell you what the work actually costs
The most consequential question in most residential transactions is some version of what would it cost to fix this. An outdated kitchen. A hillside lot with drainage problems. An addition that was never permitted. A roof with five years left.
Most agents answer that question by guessing, or by forwarding you a contractor's number days later. We answer it ourselves. Our broker is also a licensed general contractor, and we scope and price this work for a living — which means you get a real number while you still have negotiating leverage, not after you're in escrow.

For buyers
Property evaluation that includes the building. We walk a property looking at the roof, foundation, panel, plumbing, and drainage — not just the finishes and the comps. Hillside properties in particular carry costs that aren't
visible on a listing.
Renovation feasibility before you commit. If you're buying something to change, you should know the cost and the permit path before you remove contingencies. We model it — including whether an ADU pencils, whether an addition is feasible on the lot, and what LADBS will actually approve.
Negotiation backed by numbers. A credit request supported by a contractor's scope carries considerably more weight than one supported by an inspector's photograph.
Off-market access. Our management and construction work puts us in front of properties before they list.

For sellers
Pre-sale work that returns more than it costs. Not every renovation pays for itself. We'll tell you which items do — usually paint, flooring, landscaping, and targeted kitchen and bath work — and which are better handled as a price adjustment. Then we can perform the work ourselves, on a schedule built around the listing date.
Pricing from comparable analysis, not optimism. An aspirational list price costs more in days on market than it ever gains in sale price.
Preparation and marketing. Staging coordination, professional photography, MLS syndication, and buyer qualification before we take a property off the market.

Probate, trust, and estate sale
Selling a property out of an estate is a different transaction — court confirmation timelines where they apply, multiple heirs who may disagree, deferred maintenance that accumulated over years, and personal property that has to be cleared before anything can be listed.
We handle these, including coordinating the cleanout, scoping the minimum repair work needed to list credibly, and working alongside the estate's attorney and accountant. The common mistake is over-renovating an estate property; the second most common is listing it in a condition that depresses every offer.

Small income property
Duplexes, triplexes, and fourplexes sit between residential and commercial, and they get mishandled constantly. Residential agents price them on comparable sales and ignore the rent roll. Commercial brokers treat a fourplex as too small to underwrite seriously.
We price them both ways — on comparable sales and on income — and we know what the RSO does to the value of a
building with long-term tenants in place, which is the single factor that moves these transactions most.
