Property Management in Los Angeles
EMB Properties manages residential and commercial property across Los Angeles County — from Mar Vista and Palms to Echo Park, Hollywood, Westchester, Brentwood, and the San Fernando Valley.
Most Los Angeles property management companies are administrators: they collect rent, field calls, and forward you a bill. We're a brokerage and a licensed general contractor as well as a manager, which means we read your building the way the capital side reads it — for net operating income and long-term value, not just occupancy.

Us
We know Los Angeles regulations cold. RSO, AB 1482, the Just Cause Ordinance, LAHD registration, REAP, SB 721, and CASp/ADA compliance. We have handled RSO buyout agreements, worked a property out of REAP enrollment, and completed ADA remediation following a CASp inspection.
Construction is in-house. Beverly Crest Construction (CSLB #1148655) self-performs turnovers, unit renovations, ADU additions, and capital improvements rather than marking up a third-party vendor. Contractor pricing, single point of accountability.
We underwrite like investors. Acquisitions, repositioning analysis, and development feasibility are part of our daily practice. When we recommend a rent increase, a capital improvement, or a repositioning strategy, it comes from a pro forma — with construction costs priced by the people who would actually perform the work.
Owners see everything. Tenants submit maintenance requests and pay online. You see the full operating picture in real time.
