EMB Properties is a Los Angeles real estate company built around a simple idea: a building should be managed by people who can read it as an investment. Founded in 2015, EMB Properties has grown into a vertically integrated operation. We manage residential and commercial property across Los Angeles County, broker multifamily and retail transactions, and self-perform construction through our licensed general contracting company — from unit turnovers to ground-up builds.

 

We think like principals, not administrators

The property management industry is largely built on volume. Take on doors, collect a percentage, keep costs down by outsourcing everything. It works well for the manager and poorly for the owner.

 

We built the opposite. Our team underwrites acquisitions, negotiates leases, runs construction, and handles regulatory work directly. We evaluate a building the way the people on the capital side evaluate it — by what it nets, what it could net, and what it would take to get there. That perspective shapes every recommendation we bring you, whether it's a rent increase, a capital improvement, a refinance, or a sale.

What we're good at

Multifamily across the full spectrum. Rent-stabilized vintage buildings and newly constructed, non-RSO product
each require a different playbook. We run both — regulatory discipline on one side, revenue management and
absorption strategy on the other.

New construction and lease-up. Pre-leasing, pricing and concession strategy, amenity programming, move-in
sequencing, warranty punch, and the transition from construction loan to stabilized operations. Because we build, we
know where lease-ups stall.

Commercial and retail. CAM reconciliation, NNN administration, tenant improvements, and lease enforcement are
core competencies, not a side offering.

Construction as leverage. Having the contractor in-house changes the math on every turnover, renovation, and
capital project we touch.

Underwriting. We underwrite acquisitions as a practice, not an afterthought. That discipline informs every
recommendation we make to a client.
