Apartment and Multifamily Property Management in Los Angeles

We manage apartment communities across Los Angeles County — new construction in lease-up, stabilized assets with on-site staff, and value-add repositionings — in Mar Vista, Palms, Echo Park, Hollywood, Westchester, Brentwood, and throughout the San Fernando Valley.

Two different buildings, two different playbooks

A 2023 podium building in lease-up and a 1962 rent-stabilized property have almost nothing in common operationally. Most management companies run one playbook and force every asset into it. We run both.

New and recently built. Non-RSO product competes on price, amenity, and absorption speed. That means dynamic pricing against live comps, concession strategy that protects effective rent rather than headline rent, amenity programming that actually drives renewals, resident experience and reputation management, and tight warranty punch coordination while the GC is still on the hook. For a lease-up, we build the absorption model before the first unit delivers and report against it weekly.

Vintage and rent-stabilized. Regulatory discipline becomes the whole game — registrations, allowable increases, Just Cause documentation — alongside aging building systems that need capital planning rather than reactive repair.

Most LA owners eventually hold both. We don't hand you off to a different firm when your portfolio grows in either direction.

Larger properties and on-site teams

Above roughly forty units, management becomes a staffing problem as much as an operations problem. We recruit, onboard, train, and supervise on-site personnel — resident manager, leasing agents, porters, maintenance technicians — against documented operating standards and a board-approved annual budget.

That includes payroll and labor compliance, performance management, annual budget preparation with monthly variance reporting, capital reserve planning, lender and investor reporting packages, insurance and risk management, and vendor contract negotiation at portfolio scale rather than per building.

Services

Tenant placement

Listing syndication, showings, and screening against written, consistently applied criteria — credit, income, rental history, and eviction records. Consistency is the defense against fair housing exposure, so our criteria are documented and applied identically to every applicant.

Section 8 and HACLA vouchers

California law prohibits source-of-income discrimination, and voucher holders are often excellent long-term tenants. We handle RFTA submission, inspection scheduling and re-inspection, rent reasonableness negotiation, and HAP contract administration.

Rent collection

Online payments, automated reminders, structured delinquency follow-up, and — where it becomes necessary — properly served notices and coordination with counsel.

Maintenance

24/7 emergency line, tracked work orders, and preventive scheduling. On newer assets that means staying ahead of warranty expirations and keeping building systems — elevators, fire life safety, pool, EV charging, access control — under contract and inspected. On older ones it means the systems that cause expensive failures: sewer laterals, water heaters, roofing, and electrical service.

Turnovers

Handled by our in-house contractor. Paint, flooring, fixtures, and full gut renovations when the unit justifies it. We'll model the rent premium against the cost before you spend a dollar.

Compliance

RSO registration, allowable increases, Just Cause notices, AB 1482, LAHD filings, business tax registration, and SB 721 inspections.

Reporting

Monthly owner statements, annual budgets with variance tracking, and continuous portal access. Custom lender, partner, or investor reporting formats where an ownership structure requires them.

Value-add, if that's the plan

Many owners come to us with a building that's operating 20–30% below market because it's been passively managed for a decade. That's a project, not a fee schedule.

We'll model the path: which units are realistically achievable at market, what a compliant buyout costs and what it returns, what renovation scope drives the rent premium, and what the timeline looks like under RSO constraints. Then we execute it, with our own construction crews.
