Building Success in Every Property
Welcome to EMB Properties, your trusted partner
in residential and commercial real estate.
We manage, lease, renovate, and broker residential, multifamily and commercial property across Los Angeles. Every building we take on is run against the numbers — for net operating income and long-term value, not just occupancy.
What We Do
Homes, condominiums, small income property, and probate and trust sales. A broker who can also tell you what the
repairs will cost, before you're committed.
Residential and commercial leasing, including NNN, Section 8 and HACLA voucher placements, lease negotiation, and tenant screening built to withstand fair housing scrutiny.
Beverly Crest Construction, our licensed general contracting arm, self-performs turnovers, renovations, tenant
improvements, and ADU construction.
Vertically integrated,
which means something specific
Most Los Angeles property management companies outsource everything that isn't rent collection. A leak becomes a vendor call, a markup, and a two-week delay. A turnover becomes three bids and a month of vacancy.
Management, brokerage, and licensed general contracting sit under one roof here. When your unit needs a full turn, we scope and schedule it in-house at contractor cost. When you're deciding whether to sell, renovate, or refinance, you get an analysis from people who underwrite acquisitions and build projects for a living — not a management
company guessing at a capital decision.
Built to scale
Our systems don't change when the building gets bigger. The same accounting platform, work order tracking, owner portal, and compliance calendar run a six-unit building in Palms and a 100-unit asset with on-site staff.
What scales with the asset is the staffing model. For larger properties, we build the on-site team — resident manager, leasing, porter, maintenance tech — and supervise it against written operating standards, budgets, and monthly variance reporting. For new construction and recent lease-ups, we run the full absorption plan: pre-leasing, pricing strategy, amenity and concession structure, move-in sequencing, and warranty punch coordination with the general contractor.
We take on single assets and portfolios, new and vintage, stabilized and in lease-up.
We know the regulations that cost owners money
RSO. AB 1482. The Just Cause Ordinance. LAHD registration. REAP. SB 721 balcony inspections. CASp and ADA compliance. Ellis Act. Tenant buyout disclosure rules.
These are not footnotes in Los Angeles — they determine what you can charge, who you can remove, when you can renovate, and how you exit. We have taken a building out of REAP, executed compliant buyout agreements, and completed ADA remediation after a CASp inspection. A manager who doesn't know this material will cost you far more than their fee.
